RealSimpli is operated by [LEGAL ENTITY NAME], [REGISTERED ADDRESS], Michigan. You can reach us about anything on this page at hello@realsimpli.com.

Real estate agents and brokerages use RealSimpli to run their business. When you enquire about a home through this site, your enquiry goes to the agent or brokerage responsible for it, and they become responsible for how they use it. We describe that split in section 6.

When you first arrive we generate a random identifier and keep it in your browser's local storage under rs_anon. It is not derived from anything about you: not your IP address, not your device, not a fingerprint. On its own it identifies nobody.

Against that identifier we record what you do on the site:

• pages and homes you open
• searches you run and searches you save
• homes you favourite or share
• messages you send to Megan, our assistant
• valuation requests, enquiries and showing requests

If you later submit an enquiry, that history is attached to it — so the agent who calls you knows which homes you were looking at. That is the point of collecting it, and it is why the collection happens before we know who you are rather than after.

You can end this at any time by clearing your browser's site data for realsimpli.com, or by browsing privately. Nothing on the site stops working if you do.

An enquiry form asks for your name, email address, phone number and whatever you choose to write. An account asks for a name, email address and password. Agents using the CRM additionally provide business details and may connect their own email mailbox to send from their own address.

We ask you to confirm your email address, and optionally your phone number, by sending a link or a short code. That confirmation is how an agent knows the contact details they were given actually reach you.

We do not use IP addresses to identify or track visitors, and we do not store them against your browsing.

There are exactly two places an IP address is written down:

• Electronic signatures. When a document is viewed, filled in or signed, we record the time, the IP address and the browser used. This is the evidence that makes an electronic signature stand up, and it is required for that purpose.
• Invitation codes. When somebody joins a team using an access code, we record the IP the code was redeemed from, so a leaked code can be investigated.

Separately, we use your IP address in memory to limit how many times a form can be submitted in an hour. That is a counter with an expiry; no address is retained.

We keep this short because the list is short.

• Signing you in. A session cookie, set only once you sign in. Strictly necessary; there is no version of an account that works without it.
• Your browser identifier. rs_anon, described in section 2. Stored locally, not sent as a cookie.
• Preferences. Your theme and display settings, whether you have tucked the assistant away, and your answer to the advertising question below. All stored locally.
• Advertising. If — and only if — you agree, we load tags from Google and Meta so we can show you RealSimpli again on other sites. Nothing loads before you answer, and declining loads nothing at all.

We never tell an advertising platform which homes you looked at. Before any tag fires, the page address is replaced with a generic one: every property page reports as /property/detail, and search criteria are stripped. The advertising audience is “someone who visited our website” and nothing more specific than that.

Your agent or brokerage. An enquiry is delivered to the agent or brokerage it was made to. They use it to contact you about property. They decide their own retention and practices; if you want your details removed from their records, ask them, and tell us if you would like help reaching them.

Companies that run parts of the service. We use suppliers to host and operate RealSimpli, and they only handle data to do that job:

• hosting and databases (Vercel, Supabase, Upstash)
• email delivery (Resend) and, where enabled, text messages (Twilio)
• maps and location search (Mapbox)
• property and public records data (RentCast)
• the assistant, Megan. Your messages to her — and a summary of what you have browsed on this site — are sent to Anthropic to generate a reply
• advertising tags (Google, Meta), only after you agree, and only with the redacted page address described above
• if you sign in with Google or Microsoft, or connect your own mailbox, that provider

We do not sell your personal information, and we do not share it for cross-context behavioural advertising beyond the tags described in section 5, which you control.

Listings shown here come from the Michigan Regional Information Center (MichRIC) under a licence, and remain their property. What you do on this site is ours to handle under this policy; the listings themselves are governed by that licence, and we do not pass listing data to advertising platforms.

If an agent adds you to a follow-up sequence, every message carries an unsubscribe link unique to you. Using it stops automated email immediately and permanently, and the record of that survives even if your contact record is later deleted — so re-importing an old spreadsheet cannot opt you back in.

A direct reply typed by an agent to something you wrote is correspondence, not marketing, and is not covered by that switch. If you want an agent to stop contacting you entirely, tell them, or tell us.

Contacts and leads that are deleted are hidden immediately and removed permanently after 30 days, which is what makes an accidental deletion recoverable. Signing audit records are kept for [RETENTION PERIOD — typically 7 years] because they are the evidence behind an executed document. Browsing history older than 90 days stops counting toward anything and [RETENTION DECISION: delete, or keep indefinitely].

You can, at any time:

• ask what we hold about you, and ask for a copy
• ask us to correct or delete it
• withdraw your agreement to advertising cookies
• unsubscribe from any automated email
• clear your browser identifier by clearing site data

Write to hello@realsimpli.com and we will answer within 30 days. We will not charge you and we will not treat you differently for asking.

RealSimpli is not intended for anyone under 18 and we do not knowingly collect information from children. If you believe a child has given us information, write to us and we will remove it.

If we change this, we will change the date at the top. If a change materially affects what we do with information we already hold, we will tell you before it takes effect.
