Terms of Use

These terms cover your use of realsimpli.com and the RealSimpli platform. Using the site means you accept them.
1. Who these are with
RealSimpli is operated by [LEGAL ENTITY NAME], [REGISTERED ADDRESS], Michigan (“we”, “us”). “You” means whoever is using the site — a member of the public looking at homes, or a licensed agent or brokerage using the CRM.
2. What RealSimpli is, and is not
We provide software. We are not your real estate broker, and using this site does not create an agency relationship, a client relationship, or any duty owed to you by us.
Nothing here is legal, tax, financial or investment advice. Valuations and estimates produced by the site — including anything Megan says — are automated estimates, not appraisals, and must not be relied on as the value of a property. Property decisions should be made with a licensed professional.
3. Listing information
Listings come from the Michigan Regional Information Center (MichRIC) and its member associations, and are displayed under licence. That data belongs to them and their members, not to us and not to you.
It is provided as-is. Listings change constantly, feeds lag, and a home shown as available may be under contract or sold. Verify anything that matters with the listing agent.
You may use the listing information on this site only to look for property for yourself. You may not copy it, scrape it, republish it, combine it with other data, or use it to build any product or dataset.
4. Accounts
Keep your password to yourself and tell us promptly if you think somebody else has it. You are responsible for what happens under your account. Give us accurate details — an agent account in a false name is a problem for everyone downstream of it.
We may suspend or close an account that breaks these terms, is used to abuse the service, or is used to harm somebody.
5. Agent and brokerage accounts
If you use RealSimpli to run your business, you additionally agree that:
- you hold a current real estate licence and the MLS memberships your use requires, and your access ends when they do
- you are responsible for the contacts you upload — that you were entitled to have them, and that you honour opt-outs
- you comply with the Fair Housing Act, the Telephone Consumer Protection Act, CAN-SPAM and your MLS's rules. Software does not transfer those obligations to us
- content you send through the platform is yours, and you are responsible for it — including anything an assistant drafted that you chose to send
Your data is yours. Your contacts, conversations and transaction history can be exported at any time, and they remain yours if you leave.

6. Megan
Megan is an AI assistant. She can be wrong, and she is not a person, a licensed agent, or a source of professional advice.
She will not characterise a neighbourhood, area, school district or town. That is not a limitation we are apologising for: describing an area to a buyer is how steering happens, and steering is unlawful under the Fair Housing Act whether a person or a piece of software does it.
Anything she drafts for an agent is a draft. Read it before you send it; once you send it, it is yours.
7. Electronic signatures
Documents can be signed electronically. By signing, you agree that your electronic signature has the same effect as a handwritten one under the federal ESIGN Act and Michigan's Uniform Electronic Transactions Act, and that we may record the time, IP address and browser used as evidence of it.
We provide the signing tool. We are not a party to what you sign and we take no position on it.
8. Things you may not do
- scrape, crawl, or bulk-download any part of the site
- copy, resell or redistribute listing data
- submit false enquiries, or somebody else's details as your own
- attempt to reach data belonging to another user, team or brokerage
- probe or interfere with the security of the service
- use the platform to send unlawful, deceptive or unsolicited messages
9. Availability
We will try to keep the service running and we do not promise it always will be. Feeds go down, suppliers have outages, and we deploy changes. We are not liable for what an interruption costs you.
10. Disclaimers and liability
The service is provided “as is” and “as available”, without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement.
[LIABILITY CAP AND EXCLUSIONS — to be drafted. Consider the cap relative to fees paid, and note that §9 of the MichRIC Data License Agreement makes us indemnify MichRIC jointly and severally, which is worth mirroring in the agent terms.]
11. Ending it
You can stop using RealSimpli whenever you like and close your account by writing to us. We may end your access if you break these terms. Sections that by their nature should survive — ownership, disclaimers, liability, governing law — survive.
12. Governing law
These terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws principles. Any dispute will be brought exclusively in the state courts of Michigan located in Kalamazoo County, or in the United States District Court for the Western District of Michigan, and both of us consent to that jurisdiction.

13. Changes
We may update these terms. The date at the top says when. If a change is material we will give notice before it takes effect, and continuing to use the service afterwards means you accept it.
